These Terms & Conditions apply to:

  • All visitors to https://www.localradonmitigation.com/
  • Anyone who submits a contact form, quote request, or calls to schedule service
  • Any homeowner or property owner who hires Local Radon Mitigation to perform radon mitigation work

Using this website or engaging our services means you have read and accepted these terms.

2. Services We Provide

Local Radon Mitigation offers residential radon mitigation services in the Milwaukee, WI area, including:

  • Sub-slab depressurization system installation
  • Crawl space radon mitigation
  • Existing system inspection and repair
  • Post-installation radon testing

We reserve the right to decline any service request at our discretion. Availability of services is subject to scheduling, geographic range, and site conditions assessed during the initial consultation.

3. Quotes and Pricing

Written Quotes All quotes are provided in writing before any work begins. The quoted price reflects the scope of work discussed during the assessment. No work beyond the agreed scope will be performed without your approval.

Quote Validity Quotes are valid for 30 days from the date issued. Material or labor cost changes after that period may require a revised quote.

Changes to Scope If site conditions discovered during installation require additional work not covered in the original quote, we will stop and inform you before proceeding. You are never obligated to approve scope changes.

Payment Terms Payment is due upon completion of the installation unless otherwise agreed in writing. We accept [list accepted payment methods]. A deposit may be required for certain jobs — this will be stated clearly in your written quote.

4. Scheduling and Cancellations

Scheduling Appointments are confirmed once a written quote is approved. We make every effort to honor scheduled times and will contact you promptly if something changes on our end.

Cancellations by You If you need to cancel or reschedule, please notify us at least 48 hours in advance by phone at (414) 455-7279 or email at milwaukeeradon@gmail.com. Late cancellations may result in a rescheduling fee, which will be communicated at the time of booking if applicable.

Cancellations by Us We reserve the right to reschedule due to weather, equipment issues, or circumstances outside our control. We will contact you as soon as possible and offer the next available date.

5. Access to Property

You agree to provide our team with reasonable access to the areas of your property required for the installation — including basements, crawl spaces, utility rooms, and exterior access points.

Someone 18 years of age or older must be present at the property during the installation. If access cannot be provided at the scheduled time, the appointment may need to be rescheduled and could be subject to a fee.

We will treat your property with care throughout the process and clean up the work area before leaving.

6. Post-Installation Testing

Every installation includes a post-mitigation radon test to confirm that your system is performing as expected. Testing is conducted after the system has run for an adequate period as specified by EPA and AARST guidelines.

If post-installation results show radon levels at or above 4 pCi/L — the EPA’s recommended action threshold — we will return to assess and correct the system at no additional charge.

Post-installation testing results are provided to you in writing. We recommend retesting every two years or following any significant changes to your home’s foundation or HVAC system.

7. Warranties and Limitations

Workmanship We stand behind the quality of our installations. If a defect in our workmanship causes system failure within [12 months / specify your warranty period] of installation, we will repair it at no cost to you.

Equipment Radon mitigation fans and system components are covered by their respective manufacturer warranties. We will assist you in navigating a warranty claim if a component fails within the covered period.

What Is Not Covered Our warranty does not cover:

  • Damage caused by homeowner modifications to the system
  • System performance issues resulting from major structural changes to the home after installation
  • Normal wear of fan components beyond the warranty period
  • Radon level increases caused by foundation changes, major landscaping work, or new construction adjacent to the property

No Guarantee of Specific Radon Levels While our systems consistently reduce radon levels below the EPA action threshold, radon concentrations can be influenced by geological, seasonal, and structural factors outside our control. We cannot guarantee a specific final pCi/L reading but do guarantee that we will work until your system is performing properly.

8. Limitation of Liability

To the fullest extent permitted by law, Local Radon Mitigation’s total liability for any claim arising from our services is limited to the amount you paid for the specific service in question.

We are not liable for:

  • Indirect, incidental, or consequential damages
  • Health outcomes related to radon exposure prior to installation
  • Losses arising from delays caused by circumstances outside our control
  • Damage resulting from pre-existing structural conditions in the property

Nothing in these terms limits our liability for gross negligence or intentional misconduct.
